I've been back to Manhattan at least once per year in the nine years since the World Trade Center twin towers were destroyed by the 9/11 terrorist attacks.
During my visit this week, I couldn't help noting that - despite the incredible public attachment to the iconic towers that was in evidence after the attacks - almost no progress has been made in replacing them.
Meanwhile, seven of the world's current ten tallest buildings have been built since 2001.
On Thursday, I stood at a window in World Trade Center 7 overlooking 'Ground Zero' and shot this video.
As you'll see for yourself, it's hard to believe that an architect was actually chosen to develop the site as far back as 2003.
According to my host in WTC7, since then, wrangling between the three owners of the location and the one holder of the lease have paralyzed the development of both the memorial to the lost, and the buildings that will eventually rise up around them.
It's very sad. Such a positive spirit of determination and defiance rippled across America in the days after 9/11. Now none of that spirit seems to be in evidence at the one place where it should be strongest.
